Our updated Guest Rental Agreement is effective February 1, 2026. Reservations made before this date remain under the terms in effect at the time of booking. We’re thrilled to welcome you to Fisherman’s Cove!
We strive to provide premium accommodations and exceptional guest service. The following terms and conditions help ensure that each unit remains safe, clean, and fully functional, allowing you to enjoy a worry-free stay. Please review, sign, and initial where indicated. Payment of your deposit signifies acceptance of these terms and conditions; however, it does not serve as a substitute for the required signature on this agreement.
PLEASE NOTE THAT ON BUSY TURNOVER DAYS WE MAKE EVERY EFFORT TO HAVE YOUR PROPERTY READY FOR 4:00 PM CHECK IN. NO REFUNDS CAN BE GIVEN FOR UNITS THAT ARE NOT QUITE READY BY 4:00 PM. WE APPRECIATE YOUR COOPERATION AND PATIENCE ON THESE BUSY DAYS.
DEPOSIT AND CANCELLATION POLICY:
- A $500 Reservation Deposit is due at the time of booking to confirm your reservation. This amount is deducted from your total stay.
- Final payment is due 60 days before arrival and will be automatically charged to the credit card on file.
CANCELLING:
- More than 60 days before arrival, a $250 cancellation fee applies.
- Within 60 days of arrival, the reservation is non-refundable.
- Changing dates, changing units, or shortening your stay is treated as a cancellation, and the same rules apply.
- $55.00 DAMAGE PROTECTION WAIVER: In place of paying a refundable $500 deposit, you may purchase Vacation Rental Damage Protection to cover accidental damage to the rental unit during your stay. Damage must be disclosed to management before checkout. The Plan will pay a maximum benefit of $3,000. Any damage exceeding $3,000 or not covered under the Plan will be charged to the credit card on file. By submitting payment for this plan, you authorize and request Customized Services Administrators, Inc. d/b/a Generali Global Assistance & Insurance Services to pay directly to Fisherman’s Cove any amount payable under the terms and conditions of the Vacation Rental Damage Protection Plan.

$500 REFUNDABLE DAMAGE DEPOSIT – refunded within 30 days after departure, minus any damage charges (itemized if applicable)
CHECK-IN TIME IS 4:00 PM OR LATER.
CHECK-OUT TIME IS 9:00 AM PROMPTLY.
FORCE MAJEURE: Fisherman’s Cove will not be held liable for, nor issue refunds due to, circumstances beyond its control. In such situations, we strongly recommend that guests purchase travel insurance, which may provide coverage for unexpected events, including medical emergencies, trip interruptions, and force majeure events—extraordinary circumstances beyond anyone’s control, such as hurricanes, severe weather, red tide, or other natural disasters. TRAVEL INSURANCE RECOMMENDATION: Travel protection has been made available with your reservation through Generali Global Assistance. The Plan includes coverage for the loss of your prepaid, non-refundable trip costs if your trip is cancelled or interrupted due to certain unforeseeable events. We offer travel protection as a way for you to help protect yourself and your trip investment. Outstanding reservation costs are not eligible for reimbursement at the time of cancellation, and the cost of the Plan is not eligible for a full refund outside of the Plan’s free look period. SUBSTITUTION OF ACCOMMODATIONS: Where circumstances arise beyond our control (i.e., fire, hurricane, sale of unit, etc.), your confirmed property may be unavailable upon your arrival. Fisherman’s Cove reserves the right, at its sole and absolute discretion, to relocate a guest to an alternate property of comparable quality and accommodations should circumstances require. In the event the guest declines the relocation, Fisherman’s Cove shall cancel the reservation and refund all amounts paid by the guest for the original booking in full. Such refund shall constitute full settlement, and Fisherman’s Cove shall have no further liability arising from the relocation or cancellation.
PARKING:
- Each reservation is assigned one parking pass for a numbered parking spot, which must be visibly displayed on the dashboard. Visitor/Additional parking is available on a first-come, first-served basis in spaces located along the docks, along the East Side of the community.
- Golf Carts must have a parking pass and adhere to parking rules. Fisherman’s Cove is a tow-away property, and all non-registered vehicles are subject to being towed at the owner’s expense.
- Trailers of any kind are strictly prohibited, i.e., boats, motorhomes. Parking on the street and/or grass is not permitted.
BOAT DOCKS: Boat docks are available for guest use at no extra charge!! Bring your boat or rent one upon arrival. Keep it right at the condo all week long. Boats must be registered at the office.
UNIT ACCESS:- Physical Keys: If your unit comes with keys, they will be available for pick-up at the office during check-in.
- If you arrive after business hours, you can easily retrieve your keys from the exterior lockbox outside the rental office. Please return all keys to the office at checkout. A $25 fee per key applies if any keys are not returned.
- Keyless Entry: We’re excited to offer a keyless entry system for many units, providing safety, convenience, and a seamless check-in experience. If your unit has this feature, you’ll receive your door access code before check-in. The code will be activated at check-in and deactivated at checkout, giving you a convenient, contact-free way to access your home away from home.
- Mailbox Keys: For extended stays, please let us know if you will need a mailbox key. A $50 refundable deposit applies, and we’ll provide it to ensure you have everything you need during your visit.
ILLEGAL SUBSTANCES: The possession, use, or distribution of any illegal substances is strictly prohibited on the property and will result in immediate termination of the rental agreement without refund and may result in further action.
ONGOING IMPROVEMENTS: During your stay, you may experience some disruptions related to ongoing property improvements. This may include noise from renovation work, delivery or construction vehicles, landscaping, and restoration of the community. While every effort will be made to minimize inconvenience, these projects are essential to fully restore Fisherman’s Cove to the paradise our guests know and love. Work will typically occur Monday through Friday between 8:00 a.m. and 4:00 p.m.
RESORT REQUIREMENTS:
- No owner, lessee, or other occupant of a condominium unit shall use the unit for anything other than a single-family residence except with the permission of the Board. No business or trade shall be permitted or conducted in any unit.
- Each unit has a maximum occupancy limit of either four (4) or six (6) persons, as specified for the unit. This occupancy limit includes all adults and children. Children under the age of two (2) are excluded from the occupancy count. If we determine that more people are occupying a unit than allowed in our rules, you will be evicted immediately and forfeit all monies paid.
- Nobody who is eighteen (18) years of age or under shall occupy a unit unless a parent or another adult over age twenty-five (25) is in residence in the unit.
- No resident or guest shall make or permit any disturbing noises in the unit by himself/herself, with family, or with visitors, nor permit any disturbances that will interfere with the rights, comfort, or conveniences of other unit residents.
- The playing of any musical instrument or radio, television, stereo, etc. in the premises between 10:00 PM & 7:00 AM shall be muted and reduced in volume to avoid disturbing or annoying other occupants of the property.
- In certain circumstances, you may be evicted from the property with forfeiture of any monies paid, and you will not be allowed to stay at Fisherman’s Cove in the future.
SMOKING POLICY:
- Fisherman’s Cove is a non-smoking community. To ensure a comfortable and healthy environment for all guests, smoking of any kind—including cigarettes, e-cigarettes, cigars, and vaping—is not allowed in units, on lanais, patios, or walkways.
- Smoking is only permitted in the designated area on the east side of the property by the docks.
- A $500 fine will be applied to the card on file if evidence of smoking is found in a unit. We appreciate your understanding in helping us maintain a clean and enjoyable space for everyone
- Unit owners, renters, guests, and visitors are not permitted to have pets in their units or on the premises at any time.
- Failure to adhere to this rule will result in immediate eviction and forfeiture of all monies paid.
- $500.00 will be charged to the card on file if a pet (non-ADA service animal) is found to have stayed in the unit.
- Fisherman’s Cove supplies kitchen linens, bed linens, bath towels, a hair dryer, a complimentary starter supply of soap, 2 trash bags, a small bottle of dish soap, and 2 rolls of toilet paper per bathroom.
- Once depleted, it is the guest's responsibility to purchase replenishments. Fisherman’s Cove does not supply any additional toiletries.
- Housekeeping is available for an additional fee for extended stay reservations.
- Properties are cleaned and sanitized with fresh linens and towels at the start of your stay.
- The guest agrees to maintain the cleanliness of the unit and adhere to the unit's cleanliness standards.
- If the unit is left excessively dirty, an additional housekeeping charge will be deducted from the card on file for the additional time spent cleaning the unit.
- Fisherman’s Cove maintains an inventory of each unit’s contents and photographs the condition of rooms, furnishings, and equipment. Owners may choose to update or replace décor, and Fisherman’s Cove will make every effort to reflect these changes as quickly as possible.
- All unit items and inventory should remain in place. Linens/bath towels, sheets/blankets are to stay inside the unit, except for the BLUE beach towels provided.
- Internet and cable television services are included in the rental units. No credit will be issued for service interruptions. If an interruption occurs, Fisherman’s Cove will work with the service provider to restore service as promptly as possible.
AIR CONDITIONING:
- Please keep the thermostat set at 72°F or higher — setting it lower can cause the system to freeze and stop working until it thaws.
- Make sure all doors and windows are closed while the A/C is running.
- For units equipped with a humidistat, please keep it turned ON to help prevent moisture issues.
- Damages due to improper use will be billed to the card on file. Thank you for helping us keep the system running efficiently.
- Do not place any items in the toilets other than toilet paper. When using the garbage disposal, always ensure the water is running.
- Do not place fruit or vegetable peelings, bones, shrimp shells, or similar items in the disposal.
- Any repairs or service calls resulting from improper use will be billed to the card on file.
- There are no lifeguards on duty at any time. SWIM AT YOUR OWN RISK!
- No glass bottles or other glass containers are allowed.
- No smoking of any kind is allowed in the pool area.
- Activities that interfere with the comfort and safety of others will not be allowed.
- Loud radios and music disturbing other guests will not be tolerated.
- Please rinse the sand off your feet at the shower and foot washing station to minimize the amount of sand being tracked into the units.

TURTLE NESTING SEASON:
- Turtle season starts May 1 and ends October 31. Please help Fisherman’s Cove’s efforts toward being a turtle-friendly establishment by complying with County and State Law Ordinance #97-082:
- Close drapes after dark when interior lights are in use.
- Must remove beach furniture and trash at night so it does not hinder migration to and from the water. All beach chairs must be removed from the beach before sunset.
- Fill in holes that may entrap hatchlings on their way to the water and knock down sandcastles.
- Never approach nesting turtles or pick up hatchlings. If you find an unmarked nest, contact Mote Marine Laboratory Sea Turtle Conservation at 941-388-4331

- In the evenings, please use flashlights to enter and exit the beach.

Rates, availability, property furnishings, and other details may be modified, corrected, or withdrawn at any time without prior notice.
PERSONAL PROPERTY:- Fisherman’s Cove takes zero responsibility for stolen personal items in the rare case of theft or vandalism.
- Neither the Owner nor Fisherman’s Cove shall be responsible for any personal items left in the Unit.
- Items left behind may be returned only upon the guest’s request. Guests shall be responsible for all mailing or shipping charges, plus a $25.00 processing fee.
TERMINATION OF AGREEMENT: Failure to abide by the terms and conditions of Fisherman’s Cove, or Federal/FL State Law, could result in the termination of the rental agreement without refund. Each party to this Agreement consents and submits to personal jurisdiction over the party by, and venue in, the courts of the State of Florida concerning any legal action arising from or otherwise related to this Agreement. Any dispute arising between the parties (Guest and Fisherman’s Cove) shall be brought exclusively in the state courts located in Sarasota County, Florida.
The terms in this agreement serve forever as a release and assumption of risk by Guest and for Guest’s heirs, estate, executor, administrator, assignees, all members of Guest’s family, and any persons visiting or staying in the property during the stay.
